The Land Swap

Two farmers wanted to swap fields. Neither would sign away his land without knowing he'd receive the other's.

They used a notary. Each signed a conditional deed: "I transfer my land if and only if the other transfers his."

The notary held both deeds. Only when both were signed did she file them together.

One deed without the other was worthless.
